The Peabody, a historic luxury hotel, faced aging elevators that were negatively affecting operations and guest experience. Traction elevators were down, service elevators were noisy, and maintenance was inconsistent. Introduction

For hotels with historic significance, elevators are more than transportation, they are a critical part of the guest experience. The Peabody’s 13-story building, including seven traction elevators and five back-ofhouse hydraulic elevators, required modernization to restore reliability, reduce noise, and ensure safety. ATIS was brought in to provide independent expertise, evaluate existing conditions, and guide the hotel toward a cost-effective, efficient solution.

PROBLEM & SOLUTION

Problem Statement 

Upon assessment, only four of seven traction elevators were operational. Noise from counterweights on a service elevator had limited its nighttime use, impacting hotel operations and guest experience. The incumbent maintenance provider had failed to meet obligations, leaving safety deficiencies unaddressed. The hotel needed: 

  • A reliable, cost-effective modernization plan

  • Immediate relief for operational issues, including elevator downtime and noisy equipment

  • Vendor recommendations to ensure quality work at a competitive price

  • Expert guidance to preserve the building’s historic character during upgrades

Solution Overview

ATIS conducted a full survey of all 12 elevators, documenting safety deficiencies, maintenance gaps, and operational challenges. Our recommendations led to:

  • Independent Vendor Selection: We introduced a local independent elevator company that the hotel was unaware of, whose proposal for modernization was $180,683 less than the next lowest bidder. Their experience and flexibility allowed the hotel to restore service more quickly than would have been possible with traditional providers.

  • Targeted Counterweight Replacement: ATIS’s recommended provider replaced a noisy service elevator counterweight at $26,500, nearly half the price of the original proposal, and restored the elevator to service months earlier than originally estimated.

  • Comprehensive Modernization: All seven traction elevators were successfully modernized and have since operated reliably, eliminating ongoing guest complaints and negative reviews.

  • Preservation of Historic Features: Renovations were performed with care to maintain the aesthetic and architectural integrity of the hotel, including refinishing elevator cabs and preserving decorative elements.

  • Ongoing Project Management: ATIS managed construction documents, specifications, and coordination with contractors and general contractors, ensuring seamless integration of electrical, HVAC, and fire systems. 

RESULTS

Through this engagement, the Peabody overcame operational and financial challenges with minimal disruption. Elevators that were previously unreliable are now fully functional, noisy equipment has been addressed, and the hotel achieved measurable cost savings through strategic vendor selection. Beyond dollars and timelines, the modernization improved guest experience, enhanced operational efficiency, and reinforced the value of proactive, expert consulting for vertical transportation in historic hospitality settings.
